Phase I / Phase II / Phase III ESA's
Environmental Due Diligence environmental assessments required during commercial real estate transactions provide interested stakeholders an environmental snapshot of the properties history and potential current/future liabilities. These assessments are utilized to avoid liability under the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA).
Our Environmental Site Assessments (ESA) are developed to avoid liability issues due to environmental impacts and to satisfy the Due Diligence aspects of the Innocent Landowner Defense.
Phase I ESA
Beehive Environmental will conduct the initial Phase I report according to ASTM standards and will include historical record review, site reconnaissance, personal interviews regarding property history, aerial photography, and evalution of neighboring property risk. All Assessments can be tailored to meet special needs or requirements such as asbestos, lead-based paint, mold, etc.
Phase II ESA
A Phase II ESA is usually completed when the Phase I ESA uncovered an environmental or contaminated issue. A Phase II ESA is a further investigation into the level of contamination or the liability issues. Phase II ESA's usually require a more thorough evaluation with additional testing of potential contaminant levels through groundwater, building material or soil testing.
Phase III ESA
Phase III ESA's is an investigation that includes site remediation. Phase III investigations may involve intensive testing, sampling, and monitoring, “fate and transport” studies and other modeling, and the design of feasibility studies for remediation and remedial plans. This study normally involves assessment of alternative cleanup methods, costs and logistics. The associated reportage details the steps taken to perform site cleanup and the follow-up monitoring for residual contaminants.
